We have veterans, 100% disabled veterans, seniors, and ultra-seniors living in our community.

It is troubling enough that many owners did not know our HOA signed an $835,000 loan to pay for Brava roof tiles and installation. It is even more troubling to now see what that money appears to have purchased: roofs that are already showing serious visible problems.

Tiles are shifting, popping out, falling off, and in some areas dropping to the ground. Tape appears to be fading. Sections of the roofing system appear uneven, loose, and deteriorating before our eyes. Based on what we are seeing, this does not look like a roof system that should inspire confidence during a strong wind event or a long, heavy downpour.

What our community needed was an unbiased roof inspection. We contacted Tampa Bay Roofing and asked them to come out and take a look. We learned they had previously worked in our community and were familiar with the property. Of course, what every homeowner wants to hear is, “The roof looks great and you’re good to go.” Unfortunately, that was not the conclusion.

The opinion we received was essentially that the roofing system should be removed and started over. Looking at the images, it is hard to see how anyone could reasonably feel comfortable with the current condition of these roofs.

Our HOA appears to believe Brava is covering these roofs for 50 years, including installation. Owners deserve clear, written answers about what is actually covered, what is not covered, who is responsible for installation defects, and why these roofs passed inspection in their current condition.

If you are considering a roofing project, especially one involving Brava tiles, I strongly recommend getting an independent inspection and calling Tampa Bay Roofing before allowing any crew to install something that could end up looking like what we are now seeing in our community.

I have to admit when I see hundreds of these photos I don’t even know which parts resemble what a roof should actually look like when properly installed. Thanks for inspecting our mess.
